The best floor for living

Buying an apartment at a low stage of construction readiness, buyers often worry that they will choose the “wrong” floor. Consider the advantages and disadvantages of apartments located at different heights.

First floor

For many years, the 1st floor was associated with living creatures running from the basement, with people looking into the windows and noise under the window. In modern new buildings, the first floor, as a rule, is given away for commerce or is built on a high plinth, which the developer makes out as a commercial space.

Due to the basement, the apartment is located at a height of 1.5-2 floors, so the fear that passers-by will look into the apartment for a long time.

Ground floor advantages:

Last floor

The top floor is in demand as it is appreciated for its panoramic views and status. Buyers increasingly associate it with a penthouse, which is an indicator of the wealth of the owner of an apartment.

Between the top floor and the roof, there is a technical floor that protects against noise and roof leakage problems. Buyers are deeply concerned about a blackout or an elevator breakdown, especially if the apartment is located on the 10-24th floor. In modern houses of comfort and business class, self-powered elevators are more often installed, so lovers of a panoramic view should take a closer look at such new buildings.

Pros:

  • panoramic view,
  • apartments in the neighbourhood are rarely bought by elderly people or families with small children, so you can make noise or, on the contrary, avoid the sounds of crying;
  • less noise from the street;
  • clean air, which is especially suitable for allergy sufferers (due to the height, there is less access for dust and pollen);
  • lack of insects;
  • lack of noise from neighbours from above;
  • the apartment is always sunny and light.

Cons of the last floor:

  • weak water pressure,
  • problems with the elevator due to lack of electricity or technical malfunction;
  • high cost of delivery and lifting of furniture and equipment;

A limited number of neighbours, silence and environmental friendliness are the main advantages of an apartment at an altitude, providing them with constant demand.

Middle floors

Apartments located on the 3rd, 7th and 9th floors are especially popular, but this is more superstition than a reasonable choice of height.

The developer divides the prices into three parts from 1-4 cheap, the most expensive from 4 to 9 floors, and the rest of the high floors will be appreciated only in case of a good view from the windows. When choosing a panoramic apartment, remember the last time you stood and looked out the window for more than 2 minutes. Having decided for yourself the significance of the type and having calculated the benefit due to the difference in price, you can proceed to the choice of the floor.

When deciding on the choice of floor, it is important to clearly define the purpose of buying an apartment. 

If the purpose of the purchase is investment, then it is better to choose a budget apartment on a low floor, since the rental price will not decrease due to the floor, but it is quite possible to save money.
